Project Overview

The BPC Retail Development – Forum Pointe consists of two tilt-wall retail buildings totaling 37,804 square feet of leasable space, fronting IH-35 in Selma, TX.

Project Details

In addition to the dual tilt-wall buildings, the project included existing structure demolition, mass grading, relocation of public utilities, construction of private utilities, construction of a cast-in-place concrete retaining wall, construction of a pre-manufactured concrete drainage crossing bridge, landscaping, irrigation, paving, storm water detention pond and other site amenities. Site development was complicated by the need to relocate a parking lot for the neighboring business prior to commencing the new construction in addition to the need to build an access to the rear of the property over a wide undeveloped drainagechannel. The project was successfully completed meeting demanding cost restraints and completion schedule.

This project included bringing two lease spaces to a “white box” condition and has approximately 14 possible spaces ready for lease.
